The focus of our first meeting will be to determine your rental plans and expectations, and how to accommodate these and – if necessary – adapt them to the market reality. We will outline the paperwork and administration that is required, determine the booking conditions, and prepare a rental schedule for the relevant period. If there are any special offers available (for example, discounts for long stays) or restrictions (pets, smoking) these should be specified.

Property Description


The next step is to provide a detailed description of your property, highlighting its key features and special options. This should cover...

  • Municipality and specific area/suburb
  • Built and plot area sizes
  • Type of property – villa, townhouse, apartment, farmhouse...
  • Orientation – beach-facing, frontline golf, mountain view...
  • Number of bedrooms and capacity
  • Bathroom(s) – bathtub, shower-only...
  • Kitchen – independent, open ”American-style”...
  • Security – video entry system, gated community, fenced garden...

As for special facilities, these vary from property to property – and budget to budget – but should be specified as an added attraction for potential clients. They include: internet access, satellite TV, terrace, sundeck, garden, fireplace, gym/fitness centre, sauna, indoor hot-tub, individual or communal swimming pool (including opening and closing dates, and garage and/or parking.

Other optional extras and services, provided for an additional fee, would include arrival out of the scheduled period, early check-in, late check-out, baby high chair, cot/crib, extra beds, transfer service, etc.

All properties offered for holiday rent are subject to certain administrative requirements, including a licence to use the property for tourist purposes and a first occupancy licence or equivalent document.

The following documentation is required to register your property with the Junta de Andalucía (regional government), as an officially approved holiday rental home...

  • Copy of the property’s title deeds
  • Nota Simple (officially verified property report/description)
  • NIF or NIE (fiscal number) of the property owner
  • Copy of house insurance policy
  • IBI receipt (town hall property tax)

How to rent out your house - Property Requirements

Property Requirements


In addition to official documentation and administrative procedures, all official holiday rental properties are also subject to other requirements related to amenities and services. These include...

  • Direct air circulation from all rooms to an outside area or terrace – as well as provision of a light-blocking system.
  • Adequate furniture, furnishings, homeware and home appliances (including instructions) in accordance with the number of beds offered and guest occupants.
  • Air-conditioning in all rooms.

Guests should also be provided with a first-aid kit, a list of emergency telephone numbers, and contact information to be in convenient touch with the agent and guest liaison coordinator.
