The project has been designed by one of the coasts most experienced architects to allow a developer/promoter to maximize this opportunity to its fullest being ever aware of what today´s clients demand in a villa but paying attention to development costs at the design stage. The segregation and registration of the plots with the Estepona town hall has been completed and building licenses can now be applied for. These plots are the only available plots on El Paraiso under 1,000m2 in size. Building licenses issued by the Estepona town hall must be paid for in full on application and are issued with a time limit for starting building works. The time limit is 6 months and can be extended every 6 months by application. The seller is willing to present all 9 building licenses within the price to the buyer before completion. However should a buyer wish to apply for the building licenses within his own time frame the seller will discount the full license costs from the agreed sale price. If it is more convenient for the buyer the seller is willing to apply for and provide a lesser number of licenses and make price adjustments for any remaining licenses to be applied for at a later date by the buyer. For sales with licenses, the buyer pays a 10% non re-fundable deposit to be held by the seller´s lawyers. The seller will apply and pay for the building licenses from the deposit funds. This will take from 6 to 16 weeks. The buyer must complete the sale within 14 days of the building licenses being issued unless a different time format has been agreed. Should the building licenses not be issued for any reason the buyers deposit will be returned in full.
