Resales or new build... which is right for me?

For many people wishing to buy on the Costa del Sol, the decision to buy a new build or a resales property is a very big one indeed, but one which varies according to individual taste.

…That is often the question faced by prospective homebuyers here on the beautiful Costa del Sol. For decades, expats have been spoilt for choice in terms of what and where to buy in the area. Top-quality properties up and down the Coast range from coquettish town-centre apartments, exclusive penthouses and attractive townhouses to palatial villas and fincas on picturesque hillsides…

There is also an enviable variety of different areas for buyers to put down their roots, from the western limits of the Costa del Sol in Sotogrande to its easternmost point past the provincial capital of Málaga, as well as inland towns and villages famous for their outstanding natural beauty.

With the Spanish economy continuing to recover quarter-on-quarter, a fact which was exemplified by Spain’s credit rating being upgraded in January this year, there has been a resurgence in the construction industry and great promise for the property sector for the remainder of 2018.

Foreign interest in Málaga, the province in which the Costa del Sol is located, has risen to extremely encouraging levels in 2018, too. According to a study by the Spanish Registrars Association, British investment in Spanish property – the highest by any single nation – has not waned despite uncertainties over Brexit. Even with the strength of the sterling diminishing throughout 2017, British demand increased by 14.9% from Q4 2016 to Q4 2017, and this trend is set to continue throughout this year.

So… the question for many is not “Do I buy?”, but rather “When and what type of property do I buy?

It is clear that each prospective homeowner is different, so the “what type of property do I buy?” question rather boils down to individual preference.

Resales properties are often in established communities with well-developed amenities and transport links. They may also feature charming architectural details or a converted or extended space, which elicit an emotional reaction from the prospective buyer. Perhaps the biggest draw, though, is physically being able to tour a resales property, since the bricks and mortar are already in place.

On the other hand, new build properties have the allure of being brand new: a clean slate to do with it as you wish, since you are the first owner. In some cases, the purchaser can personalise the property with custom features or obtain upgraded fixtures and fittings over the course of construction, so as to set it apart from other similar properties. New build properties invariably also have good energy efficiency, comply with current building regulations and tend to feature an increasing level of integrated technology, while ongoing homeownership costs are relatively low.
